PARISH:for those of you who live outside the state, Louisiana is the only state in the union that is divided into parishes rather than counties. At the time the state divisions were enacted, many areas were already divided into “church parishes”. Since these old division names prevailed, it became necessary to give title to all the divided areas as a parish.

AGENCY LAW IN LOUISIANA
Historically, until a few years ago, real estate agents in Louisiana represented only the Seller in a contract. These sellers were the "client" (a fiduciary relationship) in any transaction and buyers were the "customer". Buyers were treated in a fair and legal manner, but when it came down to whom the state required an agent to consider their “client”, it was the seller. Though an agent working with a buyer might be spending hours on end assisting the buyer and showing them houses, houses whose owner / seller the agent had never even met generally, that agent still had to represent only the seller. THIS NEVER MADE ANY SENSE TO ME! Some 20 years ago I helped my mother buy a home that was the personal property of a working / active real estate broker. Due to agency law in Louisiana at the time, I had to represent that broker, not my own mother. Also, many times I would represent a seller in the sale of their home, and then when helping them buy another property I would have to explain I could no longer represent them, as they were now a customer, no longer my client. These events spurred me to be one of the first agents in the state of Louisiana to seek my Accredited Buyer Representative (ABR) certification. Thank goodness the law changed a few years ago and now both buyers and sellers are to be represented by the agent they are working with. Having acquired my ABR years before the Louisiana law changed though, I’m proud to say that I’ve been offering representation to all my clients longer than most any agent in the state!
WHEN CHOOSING A REALTOR
Buying and selling a home is one of the biggest events in your life, as well as a very expensive venture. Real estate transactions and who represents your best interest should not be left to chance! I am often asked what I feel is the most important factor to look for in choosing an agent and my answer is always - "Who will represent your best interest!" All of the knowledge, tools, web savvy and experience an agent may have are of no value if there is lack of sincere concern for the representation and best interest of the client. The agent-client relationship is one of a fiduciary nature, of concern and care and should be at the heart of an agent's manner of conducting business.
