NEED LOCAL REAL ESTATE INFORMATION? I've summarized much of what is important about the Baton Rouge area real estate market on my site, but you are welcome to contact me with any specific questions. Our area includes 8 parishes that are commonly known as Greater Baton Rouge, which encompasses East Baton Rouge, West Baton Rouge, Iberville, Pointe Coupee, East Feliciana, West Feliciana, Livingston, and Ascension parishes.
PARISH:for those of you who live outside the state, Louisiana is the only state in the union that is divided into parishes rather than counties. At the time the state divisions were enacted, many areas were already divided into “church parishes”. Since these old division names prevailed, it became necessary to give title to all the divided areas as a parish.

NEED EXPERT ADVICE? No web site, large or small, can take the place of a top REALTOR®. Not even mine! There are too many different people and variables to every real estate situation and nothing can take the place of experience. This site is filled with ways that you can contact me for one-on-one expert help and advice. That's my job, so please feel free to call or email.

CONTACT ME WITH CONFIDENCE! I guarantee your privacy will be respected. And I offer the services on this site for free and without obligation. Why? Simple - I want to be YOUR REALTOR®. As your trusted, professional real estate partner, I can help you find the best home in your price range and needs or sell your home for as much as the market will bear, and as quickly as possible.

AGENCY LAW IN LOUISIANA
Historically, until a few years ago, real estate agents in Louisiana represented only the Seller in a contract. These sellers were the "client" (a fiduciary relationship) in any transaction and buyers were the "customer". Buyers were treated in a fair and legal manner, but when it came down to whom the state required an agent to consider their “client”, it was the seller. Though an agent working with a buyer might be spending hours on end assisting the buyer and showing them houses, houses whose owner / seller the agent had never even met generally, that agent still had to represent only the seller. THIS NEVER MADE ANY SENSE TO ME! Some 20 years ago I helped my mother buy a home that was the personal property of a working / active real estate broker. Due to agency law in Louisiana at the time, I had to represent that broker, not my own mother. Also, many times I would represent a seller in the sale of their home, and then when helping them buy another property I would have to explain I could no longer represent them, as they were now a customer, no longer my client. These events spurred me to be one of the first agents in the state of Louisiana to seek my Accredited Buyer Representative (ABR) certification. Thank goodness the law changed a few years ago and now both buyers and sellers are to be represented by the agent they are working with. Having acquired my ABR years before the Louisiana law changed though, I’m proud to say that I’ve been offering representation to all my clients longer than most any agent in the state!

WHEN CHOOSING A REALTOR
Buying and selling a home is one of the biggest events in your life, as well as a very expensive venture. Real estate transactions and who represents your best interest should not be left to chance! I am often asked what I feel is the most important factor to look for in choosing an agent and my answer is always - "Who will represent your best interest!" All of the knowledge, tools, web savvy and experience an agent may have are of no value if there is lack of sincere concern for the representation and best interest of the client. The agent-client relationship is one of a fiduciary nature, of concern and care and should be at the heart of an agent's manner of conducting business.

WHETHER SELLING OR BUYING, YOU SHOULD ALWAYS INTERVIEW SEVERAL AGENTS BEFORE CHOOSING THE REALTOR YOU WISH TO REPRESENT YOU. Sellers and Buyers alike should chose their agent carefully, asking lots of questions and for references. And, buyers are not bound to necessarily use the first agent they call on a home listing sign. We (Realtors) all coop our listings through MLS, show each other's properties and share in commissions which gives buyers the freedom to choose one agent to represent them through the entire buying process! As a top REALTOR® in the 8 Parish Baton Rouge area, I would be happy to be included in those you interview to be your Realtor! And, knowledge, experience, and the tools to get the job aside, I KNOW the heart of my business is sincere representation for my clients! CALL ME TODAY FOR A "NO COMMITMENT" CONSULTATION. Real Estate Tips
Closing or Settlement >Walk Through Woes

Buyers can be a little cranky on closing day if things go wrong during the walk-through inspection. For example, the sellers' dependable old dishwasher might stop midway through its cycle and the bathroom sink might clog unexpectedly. These situations can create anxiety for the buyers and sellers, but such problems are quite common and usually simple to resolve.

Most purchase agreements require that the major mechanical systems and the appliances being conveyed are in working order at the time of the closing. Defects are often discovered during the structural inspection, allowing the sellers plenty of time to have the repairs made. Occasionally there are last-minute breakdowns or defects that are not spotted until the walk-through inspection. In that case, an agreement can be made with the sellers at the closing to escrow funds for the repair or replacement of the items in question.

Re/Max First
Each Office Independently Owned and Operated

Living in the Baton Rouge area since the age of 5 (I won't tell you how long ago that was) has offered me the advantage of knowing this area very well. From a very early age, I took note of the unique history and architecture of Baton Rouge, which later manifested into an interest in the real estate market here. I've been blessed to be a yearly multimillion dollar producer for my entire 15 years with the Re/Max System and in 2008 I was inducted into the Re/Max Hall of Fame. As a Residential Specialist and Accredited Buyer Representative, my twenty-five years of experience in the real estate industry in Baton Rouge lends the stability people prefer in a Realtor. My motto is "Excellent Service is My Commitment", and it is truly the manner in which I conduct my business. I have come to understand over the years that no two buyers, sellers, homes, or transfers are exactly alike. Therefore at the "core" of my marketing strategy is taking into consideration the individuals involved. This "mission statement" has proven to serve my career and clients well, with more than half of my business being repeat clients and clients who refer their friends and family to me. It has been my professional priviledge to be many of my client's "Realtor for Life". Call or email me today and let's put my expertise to work for your next real estate transaction!
