BUYERS:
When you contract with me, as an Accredited Buyer's Agent, to find the perfect home, my objectives will be:
** To advise and assist you through every step of the home buying process. From our initial consultation, to mortgage application, inspections, negotiation, and closing, I will be there to lend my expertise.
** YOUR best interest will be at the forefront of my advice. No two buyers are exactly the same, and the "purchasing strategy" I formulate will be customized to fit YOUR needs and concerns.
** You will be kept abreast on a daily basis, of available listings, including for sale by owners, that are in your search criteria.
SELLERS:
When you list your property with me, I know you are entrusting the largest single asset most people own to my care! My objectives will be:
** To market your home in the fastest amount of time and highest price the current market will bare. Each property and seller is different, and I will formulate a marketing strategy specifically designed to fit YOUR needs!
** That your home will receive the Best Exposure available:
* Multiple Listing Service - exposure of your home details to all Realtors.
* My staff is available seven days a week to make appointments for showings of Realtors.
* Local Home Magazine - I keep a full page ad in this well circulated publication, which I've found an invaluable tool for marketing homes.
* My Personal Networking - through community and organization work, realtors meetings, monthly mail outs, and personal contacts, I am constantly marketing my properties to the public.
* "My Feature Homes" - Your property will be placed in my expansive web site for worldwide exposure. Notice how many are SOLD!
* My list of buyers is constant, through the "Homecaster™ Flash!" and my "Find Your Dream Home" registration.
** From initial market consultation to closing, your best interest will be my primary concern.
NOTE:
Through Louisiana law, which now states that agents represent (as clients), both the seller or buyer they are working with, a situation known as Dual Agency may occur. This agency is formed when an agent shows a property to a buyer, and that property is also the agent's personal listing. This situation does not eliminate, but may limit representation.
