Buying Your First Home? REALTORS® Are Your Professional Guides. Make Sure You Choose a Top Expert.

You might be a bit afraid or intimidated by the whole process of buying your first home. There are many foreign terms in this business, not often used in everyday life, and this can be pretty scary. I treat First Time Home Buyers the way I wish to be treated in areas I don't understand, like the stock market - now that is foreign to me! As your agent it is my job to represent your best interest, to guide you through the entire buying process, and to know the market. Whether your market (where you wish to live) is in East or West Baton Rouge, Ascension, Livingston, or Pt. Coupee, or perhaps in the town of Zachary, Prairieville, Denham Springs, Brusly, New Roads, or one of the many areas of the city of Baton Rouge itself, it is my job to know the market!

It is very important to begin the buying process with A CONSULTATION at my office! Even though I know the home search is the fun part and where everyone wants to start, there is quite a bit of "homework" to be done before ever looking at the first house. Knowing the direction we are going is vital to a productive search! I will take the time to go through each and every step of the buying process and all of the foreign terms you will hear along the way to buying. This conference will also give you the opportunity to voice your concerns and ask me lots of questions - and I don't consider any question to be dumb! In fact, it is the buyers who don't ask me questions that concern me the most, because I know they will be overwhelmed with the unknown at some point.

TOGETHER, WE WILL CONSIDER:

How much can you really afford?

What is the best type of loan for your
financial situation and how will the
process of qualifying for a mortgage
work.

How much cash you should put down.

How to buy a home with little or nothing
down, and what are the pitfalls to doing
so. It is not always in ones best interest
to try to buy with no "vested interest" in
the property

What are closing costs and what is included
in these "bundle" of costs to acquire
financing?

What are prepays, when are they paid and how
much are they usually?

What it takes to get approved for financing.
What banks and other financial institutions
are looking for, and where is the best
source for your loan.

Approximately what your note will be, what
is included in a monthly house note, and
what is an escrow account?

The tax advantages of buying.

Is renting or buying better for you?

Tell me a bit about your situation below, and when you hope to buy. I'll get right back to you. There is no charge, and no strings attached. And if you wish, you may call my office and we can set up your consultation right away!

Real Estate Tips
Making An Offer >Keeping Your Earnest Money Safe

When you make an offer on a house, it is accompanied by an earnest money check. Earnest money is intended to demonstrate that you are "in earnest" about purchasing the property. The earnest money check is made out to the listing company. What happens to this check?

The party holding the check acts as an escrow agent until you go into closing. At that time you will receive credit for the amount of your check against the down payment and closing costs. Real estate brokers are required by law to keep escrow funds in a special account. These funds cannot be used to pay any other expenses associated with the sale. If you don't complete the transaction, the purchase contract determines the disposition of your earnest money funds. Be sure to review this part of your contract with the real estate agent.

If you are in default on your agreement, the funds may go to the sellers, so be sure that you understand the deadlines in order to avoid breach of contract and forfeiture of your deposit. If you have any questions, be sure to ask your real estate agent for advice.

Re/Max First
Each Office Independently Owned and Operated

Living in the Baton Rouge area since the age of 5 (I won't tell you how long ago that was) has offered me the advantage of knowing this area very well. From a very early age, I took note of the unique history and architecture of Baton Rouge, which later manifested into an interest in the real estate market here. I've been blessed to be a yearly multimillion dollar producer for my entire 15 years with the Re/Max System and in 2008 I was inducted into the Re/Max Hall of Fame. As a Residential Specialist and Accredited Buyer Representative, my twenty-five years of experience in the real estate industry in Baton Rouge lends the stability people prefer in a Realtor. My motto is "Excellent Service is My Commitment", and it is truly the manner in which I conduct my business. I have come to understand over the years that no two buyers, sellers, homes, or transfers are exactly alike. Therefore at the "core" of my marketing strategy is taking into consideration the individuals involved. This "mission statement" has proven to serve my career and clients well, with more than half of my business being repeat clients and clients who refer their friends and family to me. It has been my professional priviledge to be many of my client's "Realtor for Life". Call or email me today and let's put my expertise to work for your next real estate transaction!
