A Wonderful New Subdivision just off South River Road in the Brusly Area, Vieux Riviere homesites are perfect for your custom home, offering Curb and Gutter drainage, Sidewalks, Underground Utilities (electric, gas, water, cable), and Offsite Sewer. This is one of only a few subdivisions in the area where a person can truly build their own Custom Design, and with the contractor of their choice. Several other developments engage one builder and offer limited choices in size and design. Vieux Riviere however, is definitely not a "cookie cutter" house plan subdivision! The entire Perimeter is Fenced, except for the front, making for privacy yet allowing for Parish Road maintenance, unlike a gated community where the homeowners must bare the cost of maintaining roads.

Just 5 minutes to Interstate 10 and the Bridge, everything the “big city” of Baton Rouge has to offer is just minutes away, yet life on the West side feels more like a World Away. The local business and shopping experience includes everything from specialty shops to vets and plant nurseries, to gyms, grocery stores, and restaurants, and all within a few miles. A new Wal-Mart is literally just a mile from the subdivision entrance. Eating out is, as with any area in the “State that’s Famous for its Food”, open to any fare you choose. The Restrictions & Covenants were well thought out in order to maintain the esthetics of the subdivision and to protect homeowners’ investments and property values. 


Most of the homes already built, and those that are under construction, are much larger than the minimum required by the restrictions. The minimum begins at 1,900 Living Area and goes up in relation to the size of the lot. Most of the Lot Sizes are 70 X 165, though visually the depth is nearer to 180 feet including the utility servitude. The 70-foot wide lots are $39,000 each. From there the prices go up according to the square footage of a lot. There is one cul-de-sac lot left at this writing and a 7/10th acre lot facing the River Road that is perfect for a larger home.  

THE DEVELOPERS ARE OFFERING AN "ADJACENT LOT" SPECIAL FOR A LIMITED TIME, OF TWO ADJACENT 70-FOOT WIDE LOTS FOR $65,000. This creates 140 FEET OF FRONTAGE FOR THOSE WANTING A LARGER YARD, AND IS A HUGE $13,000 SAVINGS OVER THE ONE LOT PURCHASE PRICE.

Closing or Settlement >Closing Dates

The final closing date is an important item in the negotiation of the purchase agreement on a home. This is the day when the buyers get their ownership papers and the sellers get their money. It is important to remember that most standard contracts don't pinpoint a specific date, and closings can be delayed due to factors beyond the buyer's control.

The closing will usually be set as soon as the title search and lender's paperwork can be completed. However, any number of factors can interfere with the closing schedule. For example, questions can arise about liens against the property that were paid, but not properly recorded. Items in the buyers credit history may have to be cleared up. These situations rarely cause the transaction to fall apart, but they can wreak havoc with your moving schedule. Your real estate agent will keep you up to date on the progress of your closing in order to avoid delays and minimize any inconvenience.
