NEED LOCAL REAL ESTATE INFORMATION? I've summarized much of what is important about the Baton Rouge area real estate market on this site, but you are always welcome to email or call me for instant information - 800-599-6769. There is a lot to know and familiarize yourself with about Baton Rouge, as it is quite expansive. We are an 8 parish area known as Greater Baton Rouge, which covers East Baton Rouge (where the city itself is) but also West Baton Rouge, Iberville, Pointe Coupee, East and West Feleciana, Livingston, and Ascension.
PARISH-for those of you who live outside the state, Louisiana is the only state in the union that is divided into parishes rather than counties. This is due in part to parish being a French word, and much of the state's heritage is of French origin, but also because many areas were kept as the names they were known by for early church divisions / parishes.

AGENCY LAW IN LOUISIANA
Until a few years ago, only sellers in Louisiana were represented by their agents. Sellers were the "client" (a fiduciary relationship) in a transaction and buyers were the "customer". Buyers had to be treated in a fair and legal manner, but their best interest was not attended to by either agent, even though they were spending hours on end with the agent helping and showing them houses! THIS NEVER MADE ANY SENSE TO ME, especially when most of the time I did not even know the sellers whose homes I was showing! Some 16 years ago I helped my mother buy a home that was the personal property of a working / active real estate broker. Due to agency law in Louisiana, I had to represent that broker, not my own mother. Also, many times I would represent a seller in the sale of their home, and then when helping them buy another property I would have to explain I could no longer represent them, as they were now a customer, no longer my client. These events spurred me to be one of the first agents in the state of Louisiana to seek my Accredited Buyer Representative (ABR) certification, so that I could offer representation to both sellers and buyers. I acquired my ABR years before the Louisiana law changed affording both parties representation, and have been offering a higher level of service to both sellers and buyers ever since.
WHEN CHOOSING A REALTOR
Buying and selling a home is one of the biggest events in your life, as well as a very expensive venture. Real estate transactions and who represents your best interest should not be left to chance! I am often asked what I feel is the most important factor to look for in choosing an agent and my answer is always - "Who will represent your best interest!" All of the knowledge, tools, web savvy and experience an agent may have are of no value if there is lack of sincere concern for the representation and best interest of the client. The agent-client relationship is one of a fiduciary nature, of concern and care and should be at the heart of an agent's manner of conducting business.
WHETHER SELLING OR BUYING, YOU SHOULD ALWAYS INTERVIEW SEVERAL AGENTS BEFORE CHOOSING THE REALTOR YOU WISH TO REPRESENT YOU. Sellers and Buyers alike should chose their agent carefully, asking lots of questions and for references. And, buyers are not bound to necessarily use the first agent they call on a home listing sign. We (Realtors) all coop our listings through MLS, show each other's properties and share in commissions which gives buyers the freedom to choose one agent to represent them through the entire buying process! As a top REALTOR® in the 8 Parish Baton Rouge area, I would be happy to be included in those you interview to be your Realtor! And, knowledge, experience, and the tools to get the job aside, I KNOW the heart of my business is sincere representation for my clients!
