Baton Rouge, West Baton Rouge, Brusly, Port Allen, Ascension, Prairieville, Dutchtown, Denham Springs, Zachary and surrounding area Weather and Climate Info Let’s face it--the phrase “We enjoy four full seasons” is often a euphemism for “Br-r-r-r, it is cold and snowy in the winter here.” THAT IS NOT THE CASE IN LOUISIANA! And, if one wants to see snow or ski, New Mexico and Colorado aren't that far away! Though we may not have four full seasons in Louisiana, we certainly have 3 of them. Yes, our summers are as you have heard - hot and humid with occasional (in Louisiana that can mean every other day) rain and thunder storms. But the wonderful thing is we have long and cool springs with everything in bloom and green (all those occasional rains), and often early and crisp falls. Although we do have a winter, it is relatively short and mild - a time or two near or at freezing, and about once every 5 or 6 years a snowflake or two actually falls! It has been said that LOUISIANA HAS THE PERFECT CLIMATE FOR YEAR-ROUND FUN! This is a very good thing in a state where most folks think of fun as a "natural resource"! Or maybe, it is the reason? In the Baton Rouge area we are blessed with a climate that is warm enough to enjoy the great outdoors almost year round. This has a lot to do with why there are over 500 fairs and festivals hosted in Louisiana year round and the state's nickname - "Sportsman's Paradise". In a nutshell, if you're coming for a visit bring shorts in the summer, spring and fall, a light jacket in winter, and an umbrella all year round -just in case! If you are moving here, there will be lots of shorts and umbrellas in the stores year round, but the jacket selections are a mite slim, except for a few months out of the year, so you might need to pick one up from where ever you're moving from. (Just a bit of humor Newcomers, as everyone thinks we never use jackets here!) Pricing >Making Intelligent Pricing Decisions
Pricing your home is one of the most important decisions you must make when selling your property. Some sellers want to price their home based on the return they would like on their initial investment, while others will base the price on what they need to buy their new home. Location, condition, and accessibility are three other variables that will affect the price of a property.
It is crucial to price your home correctly from the beginning, because it may not sell if it is overpriced. Don't make the mistake of thinking that you can reduce the price later. By this time you will have already lost many potential buyers. The motivation of the seller is a very important factor affecting the pricing decision. The higher the seller's motivation, the lower the price, and low motivation usually means a higher price.
The state of your local real estate market is one of the strongest determining factors when pricing your home. A professional real estate agent will be able to guide you through the pricing pitfalls with a written market analysis that includes the selling prices for similar homes in your area.
